What smaller commercial properties have to do with International Women’s Day
On International Women’s Day yesterday my news feeds were full of inspiring stories of women achieving great things, but it was a simple photograph of a baby that really caught my eye.
She was wearing a onesie donned with Helena’s quote from A Midsummer Night’s Dream:
“Though she be but little she is fierce.”
I was reminded of a powerful lesson for investors, one that has been further substantiated by a new report by London First and CBRE, which suggests industrial and logistics space in the South East could dry up within just five months.
The industrial vacancy rate – which was 6.2% at the start of 2021 – now lies just below 1.8%.
As ecommerce continues to expand, rental yields are sharpening at a similar rate, making those few large industrial spaces that are still available an enviable investment.
As Richard Smart, MD of London at CBRE puts it: “Prime logistics rents in London will continue increasing over the next five years due to the expansion of online sales and delivery services, with units with less operational restrictions even more in demand.”
Even as supply drops, opportunity for investment remains.
