INVEST
We acquire industrial assets in great locations, with the goal of achieving a portfolio of £50m within 10 years.
HOW OUR INVESTORS BENEFIT
The compelling market in which we operate offers significant opportunities for value creation. Through our careful research and risk assessment, we identify opportunities for strong rental growth that are driven by tight supply demand dynamics. Our value-add strategy creates investment return through the upgrade and repositioning of the assets we acquire. Our scalable business model offers our investors reliable opportunities to generate long-term wealth.
STRONG INVESTMENT RETURNS
Rental yields and strong capital growth contribute to a reliable base return exceeding 10% per annum.
WE MANAGE RISK
We mitigate our investors’ risks through our diversified portfolio. Our tenant base spans across many business sectors. Our average lease lengths are varied and staggered. Our assets span across a broad geographical distribution in the South East of England.
STRONG DEMAND FOR OUR SPACES
Urban ‘sheds’ are replacing shops. The rapid growth in e-commerce is a key driver of demand for space with good transport links, increasing competition for available units. A broad range of businesses – from small manufacturers to distribution and services industries – have come to rely on us as their provider of choice.
CONSTRAINED SUPPLY
Capital values in the small and medium sized warehouse sector are generally well below replacement cost, making it uneconomic to develop new assets. There is a shortage of right size, fit-for-purpose units in the right locations.
TOP MANAGEMENT
Our strong management is financially aligned with our investors. We are personally invested in each of the assets we acquire. We have a strong record of value creation.
ATTRACTIVE PIPELINE
Today, we see opportunities to acquire further assets in advantaged locations at attractive yields. We target single or multi-asset acquisitions which support our investment strategy and meet our investment criteria.
Business Models
Preston & Preston Capital’s value-add strategy targets high yield industrial assets in South East England. Identifying opportunities for investors is done via four business models.
