Why do we specialise in industrial sheds? 

Since 2016, we have been cherry picking light industrial sheds in the Greater London area and North West England for renovation, creating high rental yields from happy tenants. 

Most sheds are made from structural steel, making them adaptable and long-lasting. Thanks to the increase in ecommerce and demand for manufacturing, storage and distribution space amongst small businesses, the market for industrial sheds like ours continues to grow.

We look for well-connected properties ripe for improvement. We acquire them, we transform them and then we handpick our tenants – successful SMEs whose growth we support.

Our tenants include online retailers, fast grocers, brewers, disaster recovery specialists, furniture makers, surfacing specialists, electrical wholesalers, holiday letting agents, artisan workshops, heavy lifting specialists and commercial cleaners.

We take care of the entire investment and management process for our investors – from research, to acquisition, to renovation, to lettings, to active administration. Our debt gearing is sub 50% and our lease expiries are staggered with average lease terms of 5 to 10 years.

How do we increase rental yields from our sheds?

We have a formula. 

Our investments are carefully selected to meet a stringent set of value criteria. We are fervent about conducting in-depth research and scouring the market for properties up to 10,000 sq ft, close to prosperous local markets, with ready access to major road networks and public transport. 

We maximise the potential of great buildings in great locations. We upgrade units into high quality, vibrant and contemporary workspaces with more energy efficient electrical and mechanical systems, creating modern, clean, and adaptable working environments with improved EPC environmental performance ratings.

The result is the industrial equivalent of managed office buildings, where incoming tenants can simply plug and play while we take care of the external fabric of the building.
